As your construction manager or general contractor, we offer the following services to get you from the planning stages of your project to the ongoing maintenance of your space.

  • Review the project program to establish the project requirements
  • Based on preliminary design criteria, we will prepare a preliminary schedule, cost estimates, recommendations and provide information to help the design team and ownership with budget, schedule and constructability
  • Provide site evaluation services and assist the design team in feasibility and best use of budget allocation
  • Create a scope of work based on design intent for straightforward projects
  • Value engineer project design to maximize budget
  • Expedite and coordinate the ordering and delivery of materials, including those that must be ordered well in advance to fast track the project
  • We provide staffing for the project including site supervision for the coordination of trades
  • We will coordinate with the project architect, owner and contractors to meet scheduled milestones
  • Procedures are implemented for the review of shop drawings, material samples and spec packages
  • Weekly project meetings are held to review schedule, costs, receipt of long lead items and coordination for the upcoming week – Meeting minutes are written and distributed
  • Cost Controls are reviewed to ensure actual project costs are in line with budgets
  • Site Safety will be monitored using DOB and OSHA guidelines
  • Daily reports are kept as a daily log of pertinent site activity including manpower and general descriptions of work performed that day
  • Equipment Start-ups will be performed with architect, engineer and/or owner to observe the final testing of utilities and equipment
  • Final inspections will be coordinated to ensure all punchlist items are completed and closed out
  • Project sign-offs will be procured and appropriate consultants will be contacted for inspections
  • As-Built Plans will be submitted to ownership
  • Equipment Manuals and Reports will be delivered to ownership
  • A maintenance program or an agreed time to review requirements will be established for the ongoing enjoyment of your new space

Construction Management vs General Contractor

One of the first choices made after deciding to initiate a construction project is the structure of the relationships. The two most common forms are construction management and a general contractor. Regardless which one you choose, Pass Construction has the expertise to manage your project successfully.

Both relationship structures have their advantages but first a quick understanding of the roles each play below.

Construction Management

One of the biggest advantages of working with a construction manager is the ability to be brought in early and work with your design team to shape the project consistent with budget and time constraints.

Another benefit is the construction manager represents the owner, has an open book policy, and minimizes any conflict of interest.

With guidance from the construction manager, having contracts directly with all contractors and suppliers provides more accountability and control over the outcome.

General Contractor

A general contractor will require plans and specifications to provide an accurate estimate.

The benefit to this project structure is that the owner has less involvement day to day, and a single source to gather information.
